How do you preserve long-term development opportunity while maintaining income?

St Marks combined an operational retail environment with a long-term development opportunity. The strategic objective was to protect future value while continuing to manage the retained estate commercially.

Independent thinking applied

Master planning with the University of Lincoln and extensive negotiations with the local authority demonstrated the wider city opportunity. Planning work enabled the extension of the city centre boundary to include the whole of St Marks that permits the full mix of town centre uses. The first phase was major student accommodation while preserving future development options and maintaining income across the estate.
