EWS1 Cladding — Parkway, Newbury
How do you resolve a complex building-safety defect while protecting residents, value and marketability?
Parkway comprises around 300,000 sq ft of retail and 200 apartments. Following the Grenfell fire and emerging guidance, five residential cladding systems were reviewed and defects were identified in specification or installation.
Approach
Fire engineers, the contractor, solicitors and the design team were coordinated to establish cause, remediation options, liability and cost. A claim was raised under the building contract while resident communication, risk assessment and regular Fund reporting remained central to the process.
Outcome
- Contractor met remediation costs of approximately £1m
- Technical, legal and contractual workstreams coordinated
- Resident safety remained central to decision-making
- Long-term marketability protected
